There are three possible scenarios for Zillow Premier Agents (1,2, 3) and the lead routing is described with each option:
1) Zillow Premier agent is the only agent on their listing - Lead goes to agent email directly, not through Lead Trax to the agent
2) Premier agent is the listing agent (plus 3 other agents) on THEIR own listing (and consumer select them in radio button) - Lead goes to agent email directly, not through Lead Trax to the agent
3) Premier agent is one of 3 advertising agents on ANOTHER broker listing – Goes to agent email directly, not through Lead Trax to the agent
4) Non-premier agent is the listing agent on their listing – Goes to Lead Trax and then distributed to the listing agent
The gray area from today's discussions was on # 1 and 2 where the agent is a Zillow premier agent and the lead is on their own listing. In this scenario, the lead goes to the agent directly and not through Lead Trax to the agent.
So, in summary, ALL premier agent leads go directly to the agent and do not come through Lead Trax. This is Zillow clearly separating advertising agents from non-advertising agents and how leads flow through to them. We need to understand this and point out if it comes up among your top agents. I have asked Zillow for a list of our Premier agents and will share the report when I receive it early next week.
